The Marina and SA1 Waterfront is a recently developed picturesque area located in the northern part of Swansea Docks.

The area is located directly to the southeast of Swansea city centre. It is bordered by Fabian Way (A483) to the north and covers the Prince of Wales Dock area. The immediate area comprises a mixture of high-rise modern residential apartment blocks and new homes, which are supported by approximately 145,000 sq.m of commercial accommodation including various modern offices, restaurants, hotels, and institutional facilities. The area is ideally located for both owner-occupiers and investors given its location within the heart of Swansea city centre.
