A Guide to Property Management 

Our tailored Property Management service ensures your rental property is expertly managed and maintained, offering the following key services as standard:

Inventory

A thorough inventory is crucial for protecting the condition of your property during a tenancy, ensuring that the deposit can be claimed if necessary once the lease ends. Using advanced technology and trained professionals, we provide a detailed record of every surface, fixture, and fitting throughout the property.

Rent Collection

Unless an alternative arrangement is made, rent is collected monthly in advance via standing order into our client account. Once received, the payment is transferred directly to the Landlord after deducting our management fees and any authorised expenses for repairs. A monthly statement detailing the account activity is provided.

Property Inspections

We conduct routine property inspections approximately every three months. After each visit, the Landlord is sent a detailed report summarising the condition of the property.

Maintenance and Repairs

We offer an around-the-clock, 24-hour maintenance service. Any maintenance issues identified during inspections or reported by tenants are investigated, and minor repairs are promptly handled. We work with a network of vetted independent contractors, though Landlords may opt to use their own preferred service providers if desired.

Tenancy Extensions

Before a tenancy expires, we’ll coordinate with both you and the tenants to either renew the lease or issue the appropriate legal notices if required.

Final Check-Out

Once the tenants vacate the property, a full inventory review is conducted by our Inventory Clerk. Any necessary cleaning, repairs, or replacements can be arranged and deducted from the tenant’s deposit, in line with the Tenancy Deposit Scheme regulations.

14.4 % (12% + VAT)
